Navigating Permits and Regulations

Massachusetts and New Hampshire have both passed laws to greatly simplify the process of permitting ADUs.

If you have a single family or multi-family home, we can put an ADU on your lot as long as it fits within the required setbacks, does not extend beyond the front of the house and does not exceed allowed lot coverage.

Parking must be provided unless you are near public transportation.

Town Sewer or Private Septic?

Town sewer is easy. For private septic, we need to comply with the number of bedrooms it can serve. If you have a 4 bedroom septic and a 4 bedroom house, then we have to add to your septic system. This is part of our evaluation.
It is possible, if you don’t need 4 bedrooms in your main house,, you can deed restrict your house to 3 bedrooms and remove the door and bed from one of the bedrooms. Then you can add a one BR ADU. Whatever the case, an official inspection is required (in MA, Title V).

Cost of septic systems updates vary greatly with inspection results, conditions and local requirements.

Understanding ADU Construction Cost

The ADU construction cost depends on size, design complexity, and site conditions. For reference, small modular units start around $175,000, with a two-bedroom, 900 sq. ft. ADU house costing approximately $300,000 to $400,000.  Unlike some ADU manufacturers who quote base prices, Yankee ADUs provides all-inclusive pricing covering everything from ADU building plans, foundation, utilities, and final inspections.   The cost range reflects differences in each site, and will be discussed at our first meeting.

Seamless Installation Process

For prefab ADU homes, delivery typically occurs within 10 weeks after your order.

The site is prepared, utilities are connected, and foundations are set while the unit is being buildtin the factory.

Site work is done simultaneously so once the unit arrives, crane placement and installation are completed efficiently, creating a move-in-ready ADU dwelling unit in as little as 3-4 weeks.
